Terms of Service

Last updated: August 4, 2026

These Terms of Service apply to cleaning services provided by Anna's Kleening and to the use of this website. By requesting, scheduling, or accepting a cleaning service, you agree to these terms and to any written quote, work order, or booking details provided for your service.

A request submitted through this website is a request for information or a quote. It does not create a confirmed appointment until Anna's Kleening accepts the request and confirms the service details.

Quotes and Service Estimates

Quotes are based on the information provided by the customer, including the size, condition, location, occupancy, requested services, and expected amount of work.

A quote may be adjusted if the actual condition of the property, requested work, or time required differs materially from the information originally provided. Any material change will be discussed with the customer before additional work is performed whenever reasonably possible.

Unless otherwise stated in writing, a quote is an estimate and does not include work outside the agreed scope of service.

Scope of Cleaning Services

Anna's Kleening will perform the cleaning services described in the confirmed quote, work order, or booking communication.

Services not specifically included in the confirmed scope may require additional time, an additional charge, or a separate appointment.

Certain services may be unavailable or may require special arrangements, including:

  • Cleaning involving mold, biohazards, bodily fluids, animal waste, pests, or infestations
  • Hoarding conditions or excessive accumulation of trash or debris
  • Lifting or moving unusually heavy furniture, appliances, or personal property
  • Cleaning exterior windows, elevated areas, or areas that cannot be reached safely
  • Handling hazardous chemicals or materials
  • Work requiring specialized licensing, equipment, restoration, repair, or remediation

Customer Responsibilities

The customer must provide complete and accurate information about the property and requested service. The customer is also responsible for:

  • Providing safe and timely access to the property
  • Providing working electricity and running water when required for the service
  • Identifying fragile, damaged, valuable, or sensitive items before cleaning begins
  • Disclosing known hazards, infestations, unsafe conditions, or areas requiring special care
  • Securing confidential documents, cash, jewelry, medications, weapons, and other valuable or sensitive property
  • Removing excessive clutter when it would prevent reasonable access to surfaces or areas scheduled for cleaning

Property Access

The customer must provide a reliable method of entry at the scheduled service time. This may include being present, providing a key, supplying an entry code, or arranging another approved method of access.

If Anna's Kleening cannot enter the property or begin work because access was not provided, the appointment may be treated as a late cancellation or unsuccessful service visit. Any applicable charge must be disclosed in the quote, booking confirmation, or other written service terms.

Customers are responsible for ensuring that alarms, locks, gates, building rules, parking restrictions, and entry instructions have been addressed before the scheduled appointment.

Pets

Customers must disclose the presence of pets and provide any instructions necessary to enter and clean the property safely.

Pets must be secured when necessary to protect the animal, the cleaning team, and the property. Anna's Kleening may decline to enter or may stop work if an animal appears aggressive, uncontrolled, or creates an unsafe working condition.

Anna's Kleening is not responsible for a pet escaping when the customer has not provided appropriate containment or complete access instructions.

Scheduling and Arrival Times

Appointment times are scheduled in good faith. Arrival times may be affected by traffic, weather, earlier appointments, emergencies, property access, or other circumstances outside reasonable control.

Anna's Kleening will make reasonable efforts to notify the customer of a significant delay or scheduling change.

Cancellations and Rescheduling

Customers should provide as much notice as reasonably possible when canceling or rescheduling a service.

A late-cancellation, lockout, or missed-appointment fee will apply only when that fee and the applicable notice period were disclosed to the customer in the quote, booking confirmation, recurring-service agreement, or other written communication.

Anna's Kleening may cancel or reschedule a service because of illness, severe weather, unsafe working conditions, access problems, emergencies, or other circumstances that make the service impractical or unsafe.

Recurring Services

Weekly, biweekly, or other recurring cleanings will be scheduled according to the arrangement confirmed with the customer.

Recurring services do not create a fixed-term commitment or automatic renewal unless a separate written agreement clearly states the recurring charges, duration, renewal terms, and cancellation method.

Either party may request a change to a recurring schedule. Changes are subject to availability and may affect the price of future services.

Prices and Payment

The customer agrees to pay the price confirmed for the service, including any approved additions or changes. Accepted payment methods and the payment due date will be provided in the quote, invoice, booking confirmation, or other service communication.

Additional charges will not be imposed for work outside the confirmed scope unless the customer approves the additional work or the applicable charge was disclosed in advance.

The customer is responsible for any legally permitted costs associated with a returned or rejected payment when those costs were properly disclosed.

Service Concerns

Customers should inspect the completed work within a reasonable time and contact Anna's Kleening promptly with any concern.

Please provide a description of the issue and, when helpful, photographs showing the area of concern. Anna's Kleening will review the matter and determine an appropriate response based on the confirmed scope of service and the circumstances.

Any re-cleaning, credit, refund, or other resolution must be approved by Anna's Kleening and is not guaranteed unless a specific written service guarantee was provided for the appointment.

Fragile Items and Existing Damage

Customers must identify items that are fragile, unstable, unusually valuable, improperly installed, previously damaged, or otherwise require special handling.

Anna's Kleening is not responsible for deterioration, breakage, or damage caused by ordinary cleaning of items or surfaces that are already damaged, worn, loose, defective, improperly installed, or structurally unstable.

This may include loose fixtures, deteriorated grout, damaged blinds, unstable shelves, peeling finishes, cracked surfaces, unsecured decorations, and similar pre-existing conditions.

Reporting Damage

Any claim involving alleged property damage should be reported as soon as reasonably possible after the service is completed.

The customer must provide enough information to evaluate the claim, which may include photographs, receipts, repair estimates, proof of ownership, and access to inspect the affected property.

Anna's Kleening will review reported damage in good faith. Nothing in these terms limits any right or remedy that cannot legally be waived under applicable law.

Unsafe or Unsanitary Conditions

Anna's Kleening may refuse to begin work or may stop work when conditions present a health, safety, or security risk.

Unsafe conditions may include aggressive animals, exposed needles, hazardous substances, active infestations, excessive biological waste, unstable structures, threatening conduct, illegal activity, or any condition requiring specialized remediation.

If service cannot be completed because a material condition was not disclosed, the customer may remain responsible for work already performed or for an applicable visit charge that was disclosed before the appointment.

Customer-Supplied Products

When a customer asks Anna's Kleening to use a product or piece of equipment supplied by the customer, the customer is responsible for confirming that it is appropriate for the intended surface and use.

Anna's Kleening is not responsible for damage caused by an unsuitable, defective, mislabeled, or improperly stored customer-supplied product or item, except to the extent responsibility cannot legally be excluded.

Photographs

Anna's Kleening may take photographs when reasonably necessary to document pre-existing damage, service conditions, completed work, access problems, or a customer concern.

Photographs containing identifiable customer property will not be used publicly for advertising without the customer's permission.
